From June of this year, it is also mandatory to report Jeonse or monthly rental contracts. In order to broaden the options of tenants, the government has decided to disclose the transaction information that has been received so far, starting from the Seoul area.

For more details, this is reporter Jung Da-eun.

A lease contract for an apartment with an exclusive area of 76 square meters in Gangnam-gu, Seoul was signed on the 10th for 577.5 million won.

On the same day, the Jeonse price for the same area on another floor was 900 million won, a difference of more than 300 million won.

It seems to be the difference between a new contract and a renewal contract.

A total of 509,000 rental transactions were reported nationwide in the five months since the rental reporting system was implemented in June.

Among them, about 80% of new contracts were about 20% of renewal contracts.

Of the 100,000 renewal contracts, 53.5% used the renewal request right, and 76.3% of the rents were raised to less than 5%.

The Ministry of Land, Infrastructure and Transport is currently disclosing seven items included in the fixed date, such as housing type, contract date, and rent.

The government expects that providing additional information to accurately determine the surrounding market price will increase tenants’ bargaining power.

However, it seems unlikely that the expansion of information disclosure will have an immediate effect on the Jeonset value.

The Ministry of Land, Infrastructure and Transport plans to gradually increase the number of target areas after a trial release from Seoul on the 30th.
